THE CHALLENGE
After a False Start Looking at 40 Properties over 3 days, The flight was delayed for a last minute viewing.
Hugo, a successful international entrepreneur had chosen over 40 properties to view on a whirlwind trip to London.
However, as seldomly shown on floor plans, he was not aware of the ceiling heights on his chosen selection and as he is used to over 4m heigh ceilings in his luxury mansions, it was and frustrating lesson to learn speeding through a hectic viewing schedule.
Halfway through his list, I could tell by his body language, there was something not quite right, but he was just too polite to say. After a quick pit-stop, rather than continue with the list a further disappoint him, I suggested cutting our losses, to apologise to the agents who had given up their weekend and dash home to source some alternatives.
He needed help, good judgement, a formular 1 driver and someone to professionally take control of the process.
GETTING ALIGNED QUICKLY
Clarity Early. Momentum Thereafter.
After speeding home on a Sunday afternoon, I managed two pull together a list of 12 potentials close to his preferred location. I sent out enquiries throughout the afternoon and followed up with a few visits early Monday morning before he left the UK. To our amazement, the heavens had gifted us the perfect property, which almost matched, give or take a few millions! Another last minute fall-through, where the seller was being messed around but his current buyer. So our early engagement mattered.
THE BRIEF
What We Needed to Find
Bright 5 bedroom London home
Minimum 3,500 sq. ft.
B
Within easy walking distance of Knightsbridge
Belgravia, Kensington, Chelsea or surrounding pockets
Character, high ceilings and air-conditioning
MOMENTUM WINS DEALS
Speed, Coordination and Constant Progression
Before final terms were even agreed, I had commitment from the London lawyers and international bankers.
That single step saved valuable time, reassured the buyer and demonstrated seriousness to the seller.
Once under offer, I maintained active sales engagement across every moving part:
client’s PA’s
selling agent
solicitors
banker / forex-trader
buyer side logistics
The selling agent never needed to chase for updates. Everyone stayed informed, issues were handled early and momentum was maintained throughout.
THE OPPORTUNITY
Local Connections Made all the Difference
Networking and coordinating with over 20 agents from 14 offices, I was not only able to facilitate access over a long weekend, but I was also able to problem solve and re-schedule en-route.
I kept it on my radar. Dedicated driver.
Tight schedule, working at their pace, building in time to de-brief and take breaks
Hugo viewed on 26 January.
Following focused negotiations with an overseas seller, terms were agreed on 2 February.
HANDS-ON BEYOND COMPLETION
Practical Support Right Through to Completion and beyond
As completion approached, Hugo needed boots on the ground to handle alarm monitoring, lock changes, internet transfer and a number of smart tech adaptations, prior to his arrival, several months after completion, due to demanding schedule.
To reduce stress and facilitate a coordinated handover, I carried out the role of housekeeper until he came back to London.
With trust already established through the transaction, the selling agent was comfortable releasing keys to me directly on the day of completion — saving the client an unnecessary trip.
That is the value of having someone on your side months after completion.
WHY REPRESENTATION MATTERS
Be the Buyer Sellers and Agents are Looking For
In competitive markets, a fully instructed buying agent can strengthen a buyer’s position.
Selling agents often recognise that represented purchasers are organised, financially credible and more likely to proceed smoothly. That confidence can matter when offers are being weighed.
For Hugo, this helped signal commitment and reliability from the outset.
WHAT THIS MEANS FOR BUYERS
