THE CHALLENGE

After a False Start Looking at 40 Properties over 3 days, The flight was delayed for a last minute viewing.

Hugo, a successful international entrepreneur had chosen over 40 properties to view on a whirlwind trip to London.

However, as seldomly shown on floor plans, he was not aware of the ceiling heights on his chosen selection and as he is used to over 4m heigh ceilings in his luxury mansions, it was and frustrating lesson to learn speeding through a hectic viewing schedule.

Halfway through his list, I could tell by his body language, there was something not quite right, but he was just too polite to say. After a quick pit-stop, rather than continue with the list a further disappoint him, I suggested cutting our losses, to apologise to the agents who had given up their weekend and dash home to source some alternatives.

He needed help, good judgement, a formular 1 driver and someone to professionally take control of the process.

After speeding home on a Sunday afternoon, I managed two pull together a list of 12 potentials close to his preferred location. I sent out enquiries throughout the afternoon and followed up with a few visits early Monday morning before he left the UK. To our amazement, the heavens had gifted us the perfect property, which almost matched, give or take a few millions! Another last minute fall-through, where the seller was being messed around but his current buyer. So our early engagement mattered.

As completion approached, Hugo needed boots on the ground to handle alarm monitoring, lock changes, internet transfer and a number of smart tech adaptations, prior to his arrival, several months after completion, due to demanding schedule.

To reduce stress and facilitate a coordinated handover, I carried out the role of housekeeper until he came back to London.

With trust already established through the transaction, the selling agent was comfortable releasing keys to me directly on the day of completion — saving the client an unnecessary trip.

That is the value of having someone on your side months after completion.
